New York, NY — March 20, 2025 — Lument has announced the closing of a $36.8 million balance sheet bridge loan to facilitate the refinance, lease-up, and stabilization of Luxe Park Luxury Apartment Homes, a 280-unit multifamily community in Macon, Georgia. The sponsorship team consists of Valor Residential Group and Rose Equity, both experienced investment groups with large multifamily portfolios. James Kelly, director for Lument based in Atlanta, led the transaction.
“We’re excited to close this loan and help this repeat Lument client in the next phase of their plan, which started when we helped obtain construction financing for this project two years ago,” said Lument’s Kelly.
The bridge loan has a two-year initial term with three 12-month extension options and a flexible prepayment option. Loan proceeds were used to refinance existing construction debt, fund a replacement reserve account, and provide substantial cash-out proceeds for the borrower.
“As the community was in early lease-up at the time of financing, the bridge loan solution was essential as it lowered financing costs and allowed time for lease-up,” Kelly added. “Once the property is stabilized, we plan to help exit the bridge loan via permanent agency financing.”
Luxe Park is a gated community with upscale features such as granite countertops and high ceilings, as well as a resort-style saltwater pool. The community consists of seven, four-story apartment buildings offering one-, two-, and three-bedroom units.
